Mr. Bernanke, that'll be $455,000 to keep the poor folks at 4565 Casa Nova from foreclosing, thank you very much kind sir.

OUCH!!!

I though real estate NEVER goes down in sunny California?

But... but. Don't you see? The cheap house has the garage on the left side.

Matt said...

Yes, we all know the left side is the "sinister" side. Clearly, the house on the right is better.

The wife and I just walked by a house in our neighborhood (Fullerton, OC) that has gone through 4 price drops...4 bd, 1900 sf, was listed at 600, now listed at 380.

Anonymous said...

The $400K house is 2 feet closer to the major street, that should explain why it is cheaper.

Anonymous said...

The $400,000 is cheaper because the light from the city street light shines into the house. That is worth at least a $300,000 price reduction. The rest are the ideas mention above for the price reduction.

Anonymous said...

matt, anon 9:57 - so the left side is the sinister and "dark side"

Well, that clearly explains the price difference

Speculation is a bitch ain't it.

Now, now kids,

My Name is Zillow. I am the great peacemaker and in great Solomonian terms, I will now split the baby:

The value of both your homes shall be $585,500.

No, no, no.
Prez Bush may actually veto the bailout plan (apparently he has some intelligence). Will people actually have to pay for something that they signed a contract for and promised to pay? That seems un-American - what? no loophole or free ride clause? Don't I get a mulligan, or stupidity waiver?

VIVA OC.

Thanks for exposing to the public these people w/public records.

How about fair game?

Veiled threats. Tough words from an anon. I like how the REIC thinks suppressing the news is going to get people buying again.

You might want to google the "Barbara Streisand Effect." Sorry, but the stats are out there.

Back to the topic:

It is the left garage that is causing the huge price drop.

The level of home speculation in the OC was similar to Florida 1925. I don't think we'll see prices in OC as low as Florida 1926... but you never know.

uh oh, there's a price on my head...

I got to say I feel cheap knowing that price is only $100... that gets you a tank of gas and a large sized pizza for dinner these days. thank you Mr. Bernanke on that one too.

OC; Awesome blog, no doubt.
How do we know you didn't leave a trail of destruction from OC to SD?
No need for me to mail in keys,as Sir mentioned, just a simple question.

Anon 1040 needs to let it go. Take the high ground and reveal yourself first. I personally don't view it as an issue at all. How would we even trust that there would be $100, and not an IOU, if that?

I propose Anon 1040 provides a name, and a verifiable escrow account with $100 before posting anon again.

The root of "sinister" from Latin sinistr-, sinister on the left side, unlucky, inauspicious (merriam-webster).

But, getting back to the matter at hand, while the overall structures are very similar in footprint (and hence, square footage), I note that the $855K seems to have a slightly larger front yard (caused by the cul-de-sac, it seems). Also, it looks like it has just 2 bigger windows on the front of the 2nd story compared to smaller windows. Big windows add hundreds of thousands in value.

Finally, OCRenter has really cropped the picture to make his point. Look at a more zoomed out picture on google maps. Fire damaged hills. While there are some north of there, too, by my best estimate, 4573 is at least 20 feet closer to where a fire burned. While no houses on the street were burned, and there are around 12 houses in between 4573 and the fire zone, it's really that 13th house that acts as a fire buffer.

Also, on google maps, there's a reddish car parked in front of 4573. I just don't trust reddish cars.

Is Anon10:40 "The Anonymous" that haunts your blog?

From Anon1040.
Nate; never haunted anybody.
Simple question.
Actually I like OC,
But you heard of Elliot Spitzer?

I understand the 'falling knife' principal here, but I do think it might be time to scoop up this gem at 400k.

OCRenter,

Don't feel offended by the $100 prize on your head. I am willing to put a $1 million prize on your head as soon as I get a $2 million, no money down, stated income, cash back loan.

Be patient please. I am calling Bernanke right now :)

This week only. ;)

Ugh... I need to fill up the tank today! Ouch. Its cut into my wine budget. ;) Oh wait... good stuff on sale means my habits haven't had to change. ;) I'm the world's cheapest gourmet.

Nope. That "The Anon" actually cooled down and listened. We have peace! I like dissenting opinions... when they're informed. He/she is now asking questions about other markets that are helping me dig through the data. Like every other blogger, I want to know why different cities are falling differently and when they might be good values with low risk to buy. So the latest questions from "The anonymous" are actually helping me. :)

Oh, wait, that was the last tool to go after OC.

Question: What will your Realtor say to you tomorrow?

Answer: Would you like fries with that?

The thing that I like about those houses is that they are so close together that if you are pissed at your neighbor, you can just open up your window and piss on his house.

Dear OC

I am looking to buy in Chula Vista and I go to a site sdlookup.com
I see many homes that are being sold but cannot figure if they are really being bought or is the bank taking them over or something else.
Can you help me figure this out?
Thanks!
